Resident Transfers
As a resident of a David S. Brown Enterprises, LTD. community, you
have the ability to transfer to another apartment home within your current
community or to another David S. Brown Enterprises community during the
term of your lease. Instead of incurring the full cost of breaking a
lease, the following are the guidelines that apply to transfers.
On-site Transfers
- The Property Manager must approve the transfer
- A "Transfer Fee" must be paid by the resident, fee varies according to community location
- A new application must be completed, and the resident must re-qualify
- There must be a 30 day written notice
- The resident will be responsible for the rent for the 30 day period
- The resident must pay a new security deposit on the new apartment home
- The original deposit is refunded per the terms of the lease agreement
- If there is no pet damage, the refundable portion of the Pet Deposit may be
transferred from one apartment home to the other; however, the resident must
pay the Non-Refundable Pet Fee for the new apartment home
- All monies owed by the resident must be paid prior to the transfer
- Transfer must be to a vacant or on-notice apartment home
- Residents within the first year of their Lease must have completed a minimum of six (6) months of the Lease term before being considered for a transfer.
- A new rental rate for the new apartment will be applied and a new 12 month Lease must be signed.
- All move-out procedures must be followed in accordance with the Lease Agreement.
- If the Request for Transfer is rejected or the Resident cancels the transfer, or the Resident does not move into the newly
leased apartment, Resident will be held liable for the remainder of the existing Lease term.
In order to transfer to another apartment home, it will be necessary
for a resident under any lease term to fulfill the above criteria. In
order for the transfer to be approved, the resident must be in good
financial standing and current on all payments. An inspection of the
current apartment home will be conducted to ensure the condition is
acceptable to David S. Brown Enterprises, LTD.
Transfers from One DSB Community to Another
- The Property Manager must approve the transfer

- A new completed application must be provided to the new community, and the
resident must re-qualify
- There must be a 30 day written notice
- The resident will be responsible for the rent for the 30 day period
- The resident must pay a new security deposit on the new apartment home

- The transfer must be to a vacant or on-notice apartment home
